Industrial Property Loans at Montegra

Industrial loans are a preferred category of loans at Montegra. We can consider industrial property acquisition loans or industrial property re-finance loans. In either case we can lend up to $7,000,000 on any one project. We will lend up to 65% of appraised value on industrial properties. We can fund loans on properties with cannabis tenants and well as on properties with typical industrial tenants. Since 2015 Montegra has funded more cannabis tenanted property loans than any other Colorado based private lender. If a property is not fully leased up, we can offer loans where part of the loan proceeds is held in an “interest reserve” to make some or all the required monthly interest payments. This enables a buyer to look for value added properties whereas banks typically will not lend on properties with significant vacancy. We are wiling to do “cash out loans” where a property already has financing, but owner would like to raise some additional cash from a re-finance. Our loans are considered “bridge loans” which means we offer loan terms from six months to 2 years. In any case, we can offer borrower the option to renew their loan, at borrower’s option, for a six month or one year period. Montegra only lends on properties located in Colorado, not out of state.
