Flexible Financing for Commercial Real Estate Properties
Montegra funds loans secured by first deeds of trust on office buildings and mixed-use properties. We lend up to 65% of appraised value, but not to exceed $7,000,000 on any one property. We do not have any rules as to what percent of a building must be leased. We can lend on any property from totally empty buildings up to properties that are stabilized and anything in between. This is an opportunity for an astute buyer to pick up properties with vacancies and lease them up to increase the value of their purchase. We will consider creating an “interest reserve” for properties that do not cash flow by escrowing funds from the original loan amount to use to make some or all the monthly interest payments. While office building loans are now out of favor with banks and life insurance companies, Montegra has an active lending program for this category of commercial real estate. We offer bridge loans with terms from 6 months to 2 years. In addition, we give the borrower the option, built into their loan documents, to renew the loan, at their option for a 6 month to one year period. Montegra can close this category of loan very quickly, in as little as one week, if borrower has necessary documentation. Because we use private money to fund these loans we are more flexible than banks or other traditional lenders in lending against mixed use properties.
