Warehouse Loans: Montegra’s Expertise in Denver-Based Private Money Lending
We believe that Montegra has funded more warehouse loans than any other Denver-based private money lender. Warehouse loans are one of our favorite categories of loans, and we underwrite and close them quickly with minimal red tape. Beginning in 2014 Montegra offered a lending program tailored to the acquisition and re-finance of cannabis tenanted properties. We believe the risk of lending against cannabis-tenanted properties is not any higher than lending against any other type of warehouse or industrial property. Cannabis grows facilities make up a sizable part of the Denver metro warehouse and industrial building inventory and we are open to lending up to 65% of appraised value on these properties as well as on non-cannabis warehouses and industrial. Our loan size starts $500,000 at the low end up to $7,000,000 at the upper end, all secured by first mortgage loans on Colorado properties. If the warehouse property has a substantial vacancy, we will set up an interest reserve as part of our loan to enable the borrower to make the required monthly loan payments until such time as the warehouse is leased up enough to cash flow. We offer loan terms from 6 months up to 2 years, and will include in any loan the borrower’s option to renew their loan for an additional 6 month to 1 year period.
